Gradual but Uneven Recovery in the Real Estate Market
The U.S. commercial real estate (CRE) market appears to be on a gradual but uneven path to recovery, with increased capital availability, transactions and improved fundamentals; however, there are potential impediments. Lingering debt maturities and uncertainty within the capital markets system, the recent backward slide in the global economic situation, particularly in Europe and the U.S., and a lingering high unemployment rate may impact CRE recovery in the near term. In addition, the U.S. residential housing market continues to struggle and seek a bottom, and the residential mortgage market is facing significant uncertainty and potential regulatory change.
